How long does a building permit take in South Florida?
Review times vary by jurisdiction, project type, and how complete the package is on first submittal. What we control is our side: a complete, QC-checked package with the right sheets, calcs, and product approvals dramatically reduces correction cycles — and correction cycles are where most permit timelines die.
What is HVHZ and why does it matter for my permit?
The High-Velocity Hurricane Zone covers Miami-Dade and Broward counties. It imposes the strictest wind-load design and product-approval requirements in the country — windows, doors, roofing, and shutters must carry a Miami-Dade NOA or qualifying Florida Product Approval, and structures must be designed for design wind speeds up to 175+ MPH. Packages that ignore HVHZ specifics get rejected.
Can you fix code violations and unpermitted work?
Yes — this is a core specialty. Unpermitted work, expired permits, stop-work orders, and code enforcement cases can usually be resolved through an after-the-fact (ATF) legalization package: documenting existing conditions, producing the drawings and calcs, and shepherding the file through the violation-resolution process.
What's the difference between a Miami-Dade NOA and Florida Product Approval?
Both certify that a building product meets code. A Miami-Dade Notice of Acceptance (NOA) is issued by Miami-Dade County and is required for products used inside the HVHZ. Florida Product Approval is the statewide system. In HVHZ jurisdictions, reviewers expect the NOA — we research and attach the correct approval for your exact product and exposure.
Do I need a permit for a shed, fence, or re-roof?
In nearly all South Florida jurisdictions — yes. Sheds typically need anchoring and zoning placement review, fences need a permit in most cities, and re-roofs always require a permit with HVHZ roofing documentation. Requirements vary by city; we check your exact jurisdiction's rules during intake.
What is a Notice of Commencement?
A Notice of Commencement (NOC) is a recorded document required in Florida for most construction over a statutory value threshold. It establishes the legal start of work and protects lien rights. It must be recorded and posted before the first inspection — we prepare it as part of your form package.
Can you fix a permit that already got rejected?
Yes — resubmittals are one of our core services. We parse the reviewer's comment letter, classify each comment by discipline, generate the specific corrections needed, coordinate revised drawings and calcs, and refile. Inherited messes welcome.
Do you handle owner-builder permits?
Yes. Florida allows homeowners to pull permits for their own residence under the owner-builder exemption, with specific disclosure requirements. We prepare the owner-builder forms and the full technical package so the building department sees a professional submission.
